Independent business valuation for Cairns owners
Whether you are considering a sale, buying into a business or planning a family ownership change, the useful question is not simply what a Cairns business might sell for. It is what the particular business or ownership interest is worth, at the relevant date, for the decision and people relying on the report. IBV™ helps you establish that question before examining the evidence.
You work directly with Dr Patrick Hillenbrand, AVI Certified Business Valuer. Your signed report explains the agreed basis, methods, assumptions and limitations. The IBV™ Independence Guarantee means our professional fee is not linked to the value concluded. We are not bound by APES 225 but voluntarily adhere to its valuation guidance.
Look beyond Cairns tourism headlines
Cairns combines visitor-facing businesses with services supporting residents and a wider Far North Queensland catchment. Council investment material identifies tourism alongside education, health, marine activity and infrastructure. These are useful starting points for understanding customers, not reasons to assign every local business the same multiple or growth expectation.
For a tour operator, accommodation-related service or hospitality venue, establish who actually buys, how bookings arrive and what it costs to deliver them. For a supplier serving health, education or marine customers, examine recurring work, customer concentration and contract continuity. A business benefiting from several distinct revenue streams is different from one whose apparent diversity still depends on a single intermediary.
Regional investment plans do not establish your future earnings. We connect the local setting to your own accounts, contracts and operational records, rather than assuming a project announcement will become profitable work.
Test seasonal earnings across a complete trading cycle
A busy visitor period can make turnover look convincing while concealing quieter months and the cash required to bridge them. Compare monthly revenue, direct costs and staffing across complete trading years. Explain interruptions, changes in booking patterns and unusual events rather than annualising the strongest quarter.
For example, a Cairns excursion business may collect deposits months before delivering tours. That cash is not automatically additional profit: identify cancellation rights, commissions, refunds and the remaining service obligation. Separate booking value from revenue earned and reconcile both to the financial statements. This is an illustrative issue, not an IBV client case.
Check whether the owner's work has been costed realistically. If an owner guides tours, manages bookings and negotiates supplier rates, a purchaser may need replacement staff or management. Adding back all owner remuneration without allowing for continuing duties can overstate maintainable earnings.

A clear valuation conclusion starts with an agreed purpose, relevant evidence and disclosed assumptions. The report identifies the interest valued and explains the reasoning behind its conclusion.
Identify what transfers with the business
Goodwill only helps a new owner if the underlying benefits can continue. Review the lease, supplier arrangements, booking channels, trading name and relevant operating approvals. Ask your solicitor or the issuing authority which permissions require consent or a fresh application; a valuation should not assume transferability merely because a business is offered for sale.
For marine or excursion operators, document equipment ownership, maintenance needs and any finance attached. Explain whether equipment and working capital are included in the subject being valued. Adding a separate equipment figure to an earnings-based business value without reconciliation risks counting the same benefit twice.
For service businesses, distinguish relationships held personally by the founder from those supported by staff, systems and written agreements. A proposed handover is not the same as established operating independence. Evidence of delegated responsibilities helps us assess what a purchaser or incoming partner would actually receive.
Prepare the evidence before your ownership decision
Start with recent financial statements, current management accounts, monthly sales, ownership records and your major contracts. Include explanations of unusual costs, related-party rent, stock requirements and outstanding commitments. Weather or freight issues matter where records show an effect on trading or continuity, not as an automatic discount for being in Cairns.
If records are incomplete, tell us early. We can identify the gaps and discuss what supporting information may be available. A narrower engagement does not remove the need for sufficient evidence or justify an unsupported conclusion. Your accountant can assist with reconciliations while your solicitor addresses legal transfer requirements.
Choose the engagement for its intended use
A selling-a-business valuation supports an informed discussion of value, not a guaranteed transaction price. A partnership buyout valuation must identify the interest and relevant agreement. For CGT valuation purposes, your tax adviser should confirm the date, transaction and required basis of value.
Our Fixed Professional Fees are agreed before work starts. Calculated Value is $2,450 + GST for eligible personal planning only; Limited Scope Conclusion of Value is $4,950 + GST and is the most common engagement. Tax, family law and shareholder matters require at least Limited Scope. Full Conclusion is quoted on instructions. Fees are payable on signing; Calculated and Limited Scope generally take 5–7 business days after complete information and signed engagement. Full Conclusion timing is agreed individually.
We serve Cairns remotely through document review and scheduled discussions, without a local office. IBV does not undertake expert-witness or court-appointed valuations. Start with a confidential conversation about your purpose, intended users and deadline.

Frequently asked questions
How do you value a seasonal tourism business in Cairns?
Review monthly sales, bookings, direct costs and staffing across complete trading years. Separate recurring seasonal patterns from exceptional events or disruptions. A peak quarter should not simply be multiplied by four, and booking deposits need to be reconciled with refunds and the services still to be delivered.
Does proximity to the Reef increase a Cairns business's value?
Not automatically. Identify the actual income linked to the location, the cost of delivering services and the rights needed to continue operating. Regional visitor appeal does not prove a particular operator's profitability, contract continuity or transferable goodwill.
What happens to tour deposits in a Cairns business valuation?
Identify which deposits relate to future services, the cancellation terms and expected delivery costs. Cash received before a tour is delivered may carry an obligation rather than represent earned profit. The treatment must be consistent with the valuation scope and working-capital assumptions.
Can a Cairns operator's permits be assumed to transfer on sale?
No. Assemble operating permissions, licences and relevant agreements, then ask the issuing authority or your solicitor which consents or new applications are required. The valuation should state material continuity assumptions, not offer legal assurance that every permission transfers.
How do freight or weather interruptions affect Cairns business earnings?
Use invoices, delivery records, cancellations and the trading history to identify the actual effect. Distinguish temporary timing changes, additional recurring costs and permanent lost work. Cairns location alone is not a basis for an automatic discount.
Can all the owner's pay be added back for a Cairns hospitality valuation?
Not automatically. Document booking management, supervision, purchasing and other duties the owner performs. Allow for necessary replacement work before adjusting earnings; treating unpaid family work or owner remuneration as cost-free can overstate the earnings available to a buyer.
Which records should a Cairns health or education supplier prepare?
Provide customer agreements, renewal records, invoices, current management accounts and evidence of staff responsibilities. Establish whether income depends on one institution or referral source and whether relationships can continue after ownership changes. Regional sector growth is not a substitute for those records.
Is equipment added to a Cairns tour business's earnings value?
Only with treatment consistent with the chosen method and assets included. Equipment essential to earning the assessed profit may already contribute to an earnings-based conclusion. Identify ownership, finance, maintenance and any surplus assets to avoid double counting.
Does IBV have a Cairns office?
No. Cairns engagements are delivered remotely through document review and scheduled discussions with Dr Patrick Hillenbrand, AVI Certified Business Valuer. Any need for a site visit or separate specialist evidence is addressed when agreeing scope; remote service is not a claim of local premises.
Which engagement fits a Cairns tax or shareholder valuation?
Tax and shareholder matters require at least Limited Scope Conclusion of Value, rather than the personal-planning Calculated Value engagement. Purpose, intended users and information access determine the final scope. Your tax or legal adviser should confirm the transaction and relevant instructions before work begins.
